A well-established and growing Fire & Security contractor is seeking a commercially astute Senior Quantity Surveyor ready to step up or an experienced Commercial Manager looking for a role with genuine ownership and autonomy.

This is a standalone position with full responsibility for the commercial performance of a busy portfolio of Fire & Security installation projects. You’ll work closely with Project Managers and M&E contractors to ensure contracts are robust, projects remain commercially on track, and revenue is recovered efficiently.

We are replacing a long-standing team member due to retirement and are ideally looking for someone to start in April/May to allow a full handover and introduction to systems and live projects.

⚠️ Strong NEC3 contract knowledge is essential (non-negotiable).

The Role

You’ll oversee the full commercial lifecycle across multiple M&E installation projects covering fire alarm, intruder, and detection systems.

Key duties include:

• Reviewing and managing NEC3 contracts, identifying risks and opportunities

• Monitoring early warning notices, variations, and change control

• Managing valuations, applications for payment, and final accounts

• Working closely with Project Managers to track progress and cash position

• Identifying and recovering revenue to maintain strong cash flow

• Managing commercial relationships with M&E subcontractors and partners

• Supporting negotiations and resolving commercial challenges

• Liaising with in-house legal teams on contractual matters when required

This is a busy role suited to someone comfortable working independently, making decisions, and taking full ownership.

• Strong Quantity Surveying / Commercial background within M&E, Fire & Security, or construction installations

• ✅ Essential: Proven NEC3 contract knowledge and application

• Experience managing valuations, CVRs, variations, and final accounts

• Comfortable operating in a standalone commercial role

• Strong financial awareness and commercial judgement

• Confident communicator able to engage with PMs, subcontractors, and senior stakeholders

• Basic salary up to £80,000 (DOE)
