SITE MANAGER
Position: Site Manager
Reporting to: Project/Senior Management Team
Location: Site Based
Contract Type: Full Time, Permanent (Staff) or Contract (Inside IR35)
ROLE OVERVIEW
The Site Manager is fully responsible for planning, coordinating and delivering the installation of roofing systems, external wall cladding, internal fire walls, gutters, downpipes and all other items within the contracted Scope of Work.
The Site Manager will ensure that all works are executed safely, compliantly and in accordance with the company’s HSE Management System, approved Construction Programme of Work, relevant legislative requirements including CDM 2015, and site-specific procedures.
The role requires strong leadership, technical competence and proactive management of interface risks, particularly where cladding works interact with multiple trades, temporary works, lifting operations, working at height and other high-risk construction activities.
The Site Manager will act as the primary link between the company, the Principal Contractor, other subcontractors, designers and the wider project team to ensure safe, high-quality and efficient delivery within the approved project budget.
The Site Manager is responsible for the safe delivery of the project, on programme and to the highest standards.
KEY RESPONSIBILITIES
• Develop detailed project programmes, sequencing plans and installation methodologies mapped to the project Programme and Work-Pack Plan.
• Plan labour, plant and access requirements in line with the programme and cost allowances to ensure project budgets are not exceeded.
• Ensure timely handover from the client for all work areas on agreed Work-Pack commencement dates and expedite completion of work areas in line with the contract programme.
• Coordinate programme changes between internal and external parties, ensuring any downtime or delays are adequately reported.
• Work with the project team to ensure materials, fixings, plant and hired equipment are delivered on time and in line with project requirements.
• Implement the company’s management systems and ensure the project management team understand their responsibilities relating to ISO 9001, ISO 45001 and ISO 14001.
• Ensure HSE and safety standards are maintained to a consistently high standard throughout the project.
• Effectively manage the quality of installation, ensuring the site team adhere to strict QC and ITP requirements through progressive inspections and accurate quality records.
• Proactively manage defects through snagging registers and progressive review of close-out activities.
• Collate HSEQ documentation throughout the project and ensure all required documentation is available for client handover.
• Submit weekly reports to the senior management team covering programme position, QC reports, delays and any issues affecting project delivery.
• Fully understand the contracted Scope of Work and identify changes that may negatively affect the commercial performance of the project, escalating these to senior management.
• Ensure all working drawings are the latest revision and are available before any work commences.
• Ensure, with assistance from the project team, that all permits, inductions and competency cards are in place before operatives are permitted to work.
• Ensure RAMS, POWRA and temporary works arrangements are in place and approved before work takes place.
• Participate in HSE reviews, management meetings and continuous improvement programmes.
• Maintain a clear understanding of the commercial position of the project throughout delivery.
CONTRACTOR & WORKFORCE MANAGEMENT
• Manage subcontractor performance, ensuring subcontractors are pre-qualified, competent, compliant with company HSEQ standards and aligned with the project competency matrix.
• Ensure appropriate competency cards and qualifications are in place, including CSCS, CPCS, IPAF, SSSTS and SMSTS where applicable.
• Verify that supervisors maintain workforce competency records, language requirements, briefing records and attendance logs.
• Ensure subcontractors and site operatives are fully briefed on project requirements, RAMS, site rules and HSE expectations.
ESSENTIAL SKILLS AND QUALIFICATIONS
• SMSTS (Site Management Safety Training Scheme) or IOSH SHECSM (Safety, Health & Environmental for Construction Site Managers).
• First Aid at Work qualification.
• CSCS Manager-level accreditation.
• Demonstrable competence in roofing, cladding and fire-wall installation methodologies.
• Full UK Driving Licence.
• Evidence of right to work and eligibility for security and competency checks.
• Demonstrable knowledge of current UK Building Regulations, with particular emphasis on Fire Safety Systems and regulatory compliance with the Building Safety Act.
• Strong understanding of installation techniques for various roof systems, wall cladding, insulated panels and fire-rated wall systems.
• Strong working knowledge of site rules, PPE requirements, exclusion zones, hot-work permits, COSHH controls and environmental mitigation measures.
• Ability to lead toolbox talks, inductions, daily briefings (PLOD/PLOW) and incident investigations.
• Ability to review and approve RAMS, POWRA, lift plans, ITPs and technical drawings.
• Clear understanding of coordinating temporary works, access systems and safe lifting activities.
• Understanding of UK Building Regulations, CDM 2015 duties and fire-safety requirements relating to building envelope works.
• Experience coordinating with Principal Contractors and meeting their HSE governance requirements.
• Ability to direct teams, subcontractors and suppliers to deliver safe, high-quality installation works.
• Experience with progress reporting, programme management, sequencing and workface planning.
• Strong leadership and communication abilities, with the confidence to challenge unsafe behaviours.
• Robust problem-solving skills and the ability to manage interface risks and complex construction logistics.
• Competence using digital platforms for drawings, documentation and compliance, such as Autodesk Construction Cloud.
DESIRABLE QUALIFICATIONS AND EXPERIENCE
• NEBOSH General Certificate or Construction Certificate.
• Temporary Works Coordinator (TWC) or Temporary Works Supervisor (TWS) qualification.
• IPAF, PASMA or Lift Supervisor/Appointed Person certification.
• Experience managing installation teams on large industrial or energy-sector projects, including EfW, HVDC Converter Stations or major infrastructure projects.
• Knowledge of advanced fire-stopping systems, compartment wall detailing and as-built documentation requirements.
• Experience with digital QA systems, snagging platforms and photographic verification tools.
