Location: Nottingham Salary: Competitive, typically in the £30-35k range depending on experience Hours: Mon-Thurs 9:00-5:30, Fri 9:00-5:00 Environment: Office/Site Based

As the Property Manager, you'll take ownership of the day‑to‑day running of a contemporary apartment building in Nottingham. It's a role that blends lettings experience, resident relationships, maintenance coordination and compliance management, all within a modern, well‑structured environment.

You'll be the friendly, reliable point of contact for residents, ensuring the building feels safe, welcoming and well‑looked‑after. You'll support the lettings process, carry out inspections, coordinate contractors and keep everything organised through the Re‑Leased system.

🛠️ Key Responsibilities

• Resident communication - handling day‑to‑day enquiries and building strong relationships

• Maintenance coordination - triaging issues and working with trusted contractors

• System management - keeping Re‑Leased updated with works, documents and reminders

• Lettings support - viewings, basic vetting, check‑ins and check‑outs

• Inspections - handovers, interim inspections and move‑outs

• Rent reviews - negotiating renewals and supporting tenancy management

• Legislation guidance - ensuring standards are met across the portfolio

• Compliance management - EPCs, EICRs, GSCs and habitability checks

• Legal notices - issuing Section 21s and Section 8s when required

• General support - assisting the team with ad‑hoc tasks

🎓 What We're Looking For

• Experience in residential lettings - ideally 2+ years

• Confidence managing multiple workstreams

• Understanding of lettings legislation

• ARLA qualification preferred but not essential (or willingness to work towards it)

• Strong communication and relationship‑building skills

• Organised and proactive approach to managing a building
